HOMESITE, LOT SELECTION
- Select from our inventory of available lots, or we can build on your homesite.
- Lot clearing and soil preparation, including termite prevention treatment.
- Tour of lot with Tommy Waters to discuss tree preservation and special buffers.
- All permits as required.
- 4” Concrete monolithic slab, featuring 3000 PSI strength concrete.
WALLS, EXTERIOR
- All homes are structurally engineered to meet the current local wind codes.
- Conventional frame construction featuring standard and above standard materials.
- Cement fiber siding, stucco, and brick exteriors are available.
- Sherwin Williams Low Voc exterior paint is used.
- Pre-engineered roof truss system for shingle roofs.
- 30 year fiberglass roof shingles, either Tamko or CertainTeed.
PLUMBING, BATHROOM ITEMS & KITCHEN
- Tankless water heater system(s) specifically sized based upon floorplan.
- Insulated hot water pipes are located under the slab.
- A minimum of three exterior hose bibs are provided.
- Moen plumbing fixtures are included based upon allowance.
- Comfort Height 1.5 gallon elongated toilets are featured.
- Under counter mount lavatories and pressure balanced Moen shower valves and heads are in all bathrooms.
- Master bath soaking garden tub included.
- Secondary baths include 5’ tubs.
- Bathroom towel bars, tissue holders, and ADA bars are included.
- Full height 42” vanity mirrors are in all bathrooms.
- Recessed soap dish inserts are in wet areas, one per stall.
- Laundry room washer/dryer connections, with dryer vented to exterior are featured on all plans.
- Under mount double stainless steel sink in the kitchen.
- C PVC potable water lines and PVC waste lines are provided.
- Kitchen ice maker shut off box behind refrigerator with shut off switch conveniently located at the kitchen sink.
ELECTRICAL
- A 200 AMP electrical panel is included.
- All services are underground.
- Electrical outlets exceed national building standards.
- Paddle fan outlets are provided in all bedrooms, the great room, study, and lanai.
- Light fixture outlets for 20 specialty fixtures are included.
- Fixture selections are based upon the allowance per your plan.
- GFI protected outlets are installed per code, including a lighted on button.
- Up to 35 recessed can lighting fixtures are provided.
- Bathrooms feature Energy Star rated exhaust fans.
- Three exterior flood lights are included.
- Smoke detectors and carbon monoxide detectors are provided per code.
- Fluorescent lights are provided in the garage, as well as two power outlets for a three car garage and one power outlet for a two car garage. An attic pull chain outlet is also included.
- All homes are pre-wired for Cable TV in six rooms, using RG-6 wire.
- One door bell button and door chime are included.
- Vented kitchen hoods are offered in most plans.
HEATING & AIR CONDITIONING
- All homes include Carrier high efficiency HVAC equipment with Puron gas condensers and digital programmable thermostats. A heat pump rated S.E.E.R. 15 or greater offers superior energy savings.
- A HEPA air filtration system that is both asthma and allergy friendly, combined with sealed super duct ventilation, provides the ideal indoor living environment.
SECURITY SYSTEM
- A state of the art home security system with two touch pads is included.
- Cat 5 telephone jacks are included in all bedrooms, as well as study and/or desk areas per the plan. Additional jacks are available as an upgrade.
- A low voltage Q Box Panel for organizing power and cables is provided.
INSULATION
- R-38 ceiling batts are included to meet current codes.
- R-15 wall insulation, combined with a Bib Insulation System, offer the ultimate in energy efficiency.
- All insulation installed according to Florida Energy Code. A grade of standard or better is ensured.
WINDOWS
- Plygen vinyl insulated low E glass is available in either white or almond.
- Window style and design are based upon floorplan.
DOORS, TRIM & MILLWORK
- Exterior doors are fiberglass, and they feature 6’-8’ Full Lite insulated glass. They are painted.
- Front door (doors) is constructed of either wood or fiberglass. Custom inserts and upgrades are available based upon plan and budget.
- Interior doors are Craftsman-Style 6’-8’ Carrara two paneled/painted.
- Glass sliding door units and/or French doors vary based upon floorplan.
- Baseboards are MDF construction and 5 1/4” in height.
- Door casings are wood construction 2 1/4”.
- Entry door from garage is solid core/two panel.
- Wood interior window sills are included.
- Most homes feature crown molding as a standard feature in main living areas. Crown molding is 5 1/4” and painted.
DOOR HARDWARE
- Kwik Set door lock package is provided in either lever or knob style.
- Single cylinder deadbolts are featured on all exterior doors.
- Privacy sets are included on all bedrooms and bathrooms.
- All door hinges are stainless steel.
GARAGE DOORS
- Steel garage door(s) features a Marantec silent opener/ operator.
- Two garage door remotes are included.
- Open/close button is located at garage/house entry location.
CABINETS
- All cabinetry is custom built and designed based upon your kitchen.
- Cabinets vary based upon kitchen layout and allowance provided.
- Base cabinets are 36” in height. Upper cabinets are either 36” or 42” in height.
- Bathroom Vanities are 36” in height.
- Laundry base cabinets are 36” in height.
- Kitchen and baths feature full overlay cabinets.
- Laundry room cabinets are thermo-foil.
- Kitchen counter tops are either granite or quartz (level 3).
- Bathroom counter tops are granite (level 1).
- Laundry room tops are laminate with bevel edging.
- Hardware on cabinets feature easy self-close mechanisms.
- Knobs and hardware pulls are customer-selected with an allowance of $6.00 per pull or knob.
APPLIANCES
- Kitchens feature Whirlpool appliances with stainless steel finish.
- Range and cooktop are included.
- Microwave hood is vented to the exterior of the home.
- Dishwasher and disposal are included.
- The refrigerator is 25 cubic feet.
FLOORING
- Select from wood or porcelain tile floors based upon floorplan selected. Areas included are foyer, great room, kitchen, and breakfast nook.
- Tile floors are provided in bathrooms and laundry room.
- Bedrooms and closets feature stain guard Shaw Carpet over a 7/6 Rebond Pad.
- All tile is installed over membrane to prevent cracking.
- Floor preparation and cleaning prior to installation.
- Concrete pavers are installed on lanai and front porch areas.
- Allowances are based upon floorplan.
PAINTING & WALL FINISH
- Sherwin Williams Zero Voc paint is used on the interior of our homes.
- Walls and ceilings are painted the selected color.
- Interior trim and doors are finished with Sherwin Williams Zero Voc enamel paint (Pro Mar 200). Two coats minimum.
- Specialty painting, built in cabinets, tray ceilings are based upon floorplan.
- Hardcoat plaster finish light textured walls and ceilings are featured, painted one color.
- Bathrooms are painted with Sherwin Williams Zero Voc paint- Property Solutions. Separate color available per bathroom.
COMMUNITY
- Estates of Wilds Plantation and Oakmont offer reclaimed water for irrigation. This feature is both environmentally friendly and cost effective.
- Oakmont offers a Residents Club featuring a clubhouse with a state-of-the-art fitness center, gathering room, tennis courts, amphitheater, basketball court, resort-style swimming pool with lap lanes, and multi-purpose activity field.
- Sidewalks and bike/walking trails are available in Wilds Plantation, the Estates of Wildes Plantation, and Oakmont.
DESIGN CENTER
- We offer professional designers to assist with finishes and color selections at our Model Center.
- Personalized customer service, including walk through at all stages of construction to ensure your satisfaction with a quality finished product.
- We offer an extensive punch list walk through prior to closing.
- Tommy Waters warrants your home for one full year after closing.
- We will perform another walk through one year after closing.

- A 36” gas non-vented fireplace is featured. Empire Mode VDF 36 with flush installation.
- 42” full length, full plate mirrors are provided over vanities.
- Shower stalls include ceramic tile floors. Shower stalls and tub areas include ceramic tile walls to 7’.
- Recessed soap dish inserts are provided in all shower stalls.
- Ceramic tile tub deck and surround in master bath per floorplan.
- Ceramic tile backsplash over main tops in kitchen.
- Choice of exterior colors to ARB approval per development.
- Complete finished garage plastered and painted.

- We provide customized closet shelving. The shelving vendor attends the walk through to assist you with closet and pantry design.
